DIY virtual staging software used to mean placing 3D furniture by hand. With AI, it takes a few minutes per listing. Here's the process from shoot to MLS.

How to do virtual staging in five steps

Here's how to do virtual staging for real estate yourself, from the shoot to the MLS.

1. Shoot the room for staging

Shoot from a corner at chest height to show the most floor
Keep verticals straight and lights on
Clear the floor. Empty rooms stage best, but furniture can be removed with decluttering.

2. Choose a style for the buyer

Match the style to the likely buyer: modern for city condos, transitional for family homes, coastal near the water. If you're unsure, transitional is the safe default.

3. Stage it

Upload the photo to a staging tool such as Stagingmate, select the room type and style, and generate. Regenerate until the layout looks natural, with no furniture blocking doors or windows.

4. Check it before publishing

Furniture is to scale and sits on the floor
No architectural changes to the room
Lighting and shadows look consistent

5. Label and publish

Mark the photo as virtually staged and include the original. Then upload to the MLS and your marketing.

iNot legal advice. MLS rules change. Check your local MLS's current photo policy before publishing.

Frequently asked questions

Usually, yes. Many MLSs and state regulators require listings to say when photos are virtually staged, and it's good practice everywhere. Keep the original empty-room photo in the listing too, so buyers know what they're walking into.
