Virtual staging disclaimer and disclosure rules

smStagingmate team·October 9, 2026·2 min read

Virtual staging is allowed, but misrepresenting the property isn't. Most MLSs require virtually staged photos to be labeled. Always check your local MLS rules and state regulations.

General rules of thumb

Label every virtually staged photo
Include the original, unstaged photo in the listing
Only add furniture and decor. Never hide defects or change the architecture.
Label virtual renovations as concepts

Sample disclaimer wording

"This photo has been virtually staged. Furniture and decor are digital and not included in the sale."
