MLS disclosure policy

Draft: pending legal review before launch.
Why disclosure matters
Many MLSs require virtually staged photos to be labeled, and some require the original photo to be shown next to the staged one. California, for example, now requires digitally altered listing photos to be disclosed with access to the original.
How to label staged photos
Use your MLS's photo description or remarks field to say the image is virtually staged, using the wording your MLS specifies. Keep the original photo in the listing where your MLS requires it.
What should never change
Staging should only add furniture and decor. Walls, floors, windows, fixtures, views and anything that conveys with the home should look exactly as photographed. Check each result and regenerate any image that drifts.
Your responsibility
Rules vary by MLS and change over time. Check your local MLS's current photo rules before publishing. Our city pages summarize the rules we've found for major markets, with sources.
