MLS rules for virtual staging in Florida
Listings in Florida are mainly published through Stellar MLS (Tampa Bay / Orlando / Central Florida), MIAMI REALTORS MLS (SEFMLS), BeachesMLS (Broward, Palm Beaches & St. Lucie; merging with MIAMI under Miami REALTORS + RWorld, effective May 11, 2026).
Stellar MLS: each virtually staged photo needs a 'Virtually Staged' caption in its photo description, and the listing's Virtually Staged Y/N field must be checked, which auto-inserts a disclosure at the start of the public remarks (Stellar course handouts; rule area Art. 4.4). BeachesMLS: staged photos must be identified as virtually staged within the first 180 characters of both the public remarks and each staged photo's description (Rules Sec. 3.2.2 note, 2020/2021 editions). MIAMI (SEFMLS): no virtual-staging-specific disclosure rule found in the rules read; its general rules require photos to accurately depict the property.
