Method

Average Google Trends interest for January to August of each year, pulled twice and averaged because Trends samples its data. Google Trends measures a query's share of all searches, so it rises when price-drop searching grows relative to everything else people search.

Limits

The plan called for a metro ranking. Google Trends data for this edition has no metro breakdown, Google reports near-zero search volumes for these queries below national level, and the state-level Trends map was mostly zeros (24 of 50 states with measurable interest) and varied between pulls, so only the national series is published. Absolute Google search volumes for the exact phrases are small and mostly falling (see table), so the Trends rise reflects a growing share of real estate searching, not a large number of searches. Google reports rounded monthly search volumes, and very small volumes show as 10 or nothing, so small states and rare queries are noisy. Google may group close variants of a query. Search volume measures interest, not transactions.
