Searches for buyer agreements are up 105% since the NAR settlement

Before the NAR settlement, Americans searched for buyer agency or buyer broker agreements about 2,376 times a month. In the latest 12 months, with written buyer agreements now required, it's 4,867. Searches about commissions spiked 14.8x in March 2024, then settled 20% below where they started.

Method

Monthly Google search volumes summed per period. State figures are per 10,000 homes-for-sale searches in the same state and period, to adjust for market size. The weekly timing of the commission spike comes from Google Trends, pulled twice and averaged.

Limits

Google reports rounded monthly search volumes, and very small volumes show as 10 or nothing, so small states and rare queries are noisy. Google may group close variants of a query. Search volume measures interest, not transactions. Searches come from agents as well as consumers. This shows interest in the new rules, not how commissions changed.

Key findings

01US searches for buyer agency and buyer broker agreements rose 105%, from 2,376 a month before the settlement to 4,867 in Sep 2025–Aug 2026.
02Agreement searches peaked in August 2024 at 18,700, the month the new rules took effect.
03Commission and fee searches hit 232,500 in March 2024, 14.8x the pre-settlement average. In Google Trends, "realtor commission" peaked the week of 2024-03-17, at 6.1x its 2023 weekly average.
04Commission searches have since fallen 20% below the pre-settlement level, and "nar settlement" searches are down to 1,175 a month from 165,000 at the peak.
05Agreement searches rose fastest in Indiana (+393%), Ohio (+392%) and New Jersey (+355%).

The settlement news broke in March 2024, and searches about commissions jumped overnight. When the new rules took effect in August 2024, attention moved to the buyer agreements every MLS buyer now has to sign before touring homes. That interest has stayed roughly double its old level.
